Application Process & Rental Criteria
All adults (18+) must complete a rental application through our online portal.
Application requirements include:
• Proof of income demonstrating ability to pay rent. Minimum requirements are income that is 2.5 – 3 times the monthly rent. All lawful sources of income, including housing subsidies and vouchers, are accepted.
• Verification of employment and income.
• Previous five years' rental history and complete landlord references.
• Valid government-issued photo identification.
• Payment of the application screening fee, one application per adult is required.
Screening and selection
Applications are reviewed collectively and evaluated using objective criteria, including credit history, income verification, rental history, and lawful screening results. Hermitage Property Management complies with all federal, state, and local fair housing laws and does not discriminate based on protected characteristics. Applicants with service or support animals will be considered in accordance with federal and California disability law.
Application fee refund
If an application is not accepted, the application screening fee will be refunded in full within seven calendar days of applicant selection. Refunds are issued electronically to the original form of payment.
Processing time
Applications are typically reviewed within 24–48 hours of receipt of all required documents; timing may vary.
