
Realtor Application Guidelines
These guidelines apply to all rental applications submitted for properties managed by Hermitage Property Management.
Application submission requirement
All rental applications must be submitted through our designated AppFolio application portal. Applications submitted through third-party platforms, including Zillow, RentSpree, or Realtor-provided application forms, will not be accepted or reviewed.
Screening and selection process
All complete applications received by the stated application deadline are reviewed collectively. Hermitage Property Management does not use a first-received, first-qualified screening process.
Selection is based on the most qualified applicant using objective, non-discriminatory criteria, applied consistently and in compliance with federal, state, and local fair housing laws.
Objective screening factors may include
- Credit history and credit score
- Employment and income verification
- Income-to-rent ratio
- Debt-to-income ratio
- Rental history and landlord references
- Eviction history
- Background screening results, where permitted by law
Application screening fee and refunds
An application screening fee is required per adult applicant and is paid directly through the AppFolio portal. Applicants who are not accepted will receive a full refund of the application screening fee within seven calendar days.
Refunds are issued electronically and returned to the same form of payment used at the time of application. Paper checks are not issued.
